Job Description: Assistant Real Estate Developer
Position Overview:
The Assistant Real Estate Developer plays a crucial role in supporting the Real Estate Development team by assisting in the planning, execution, and coordination of real estate development projects. They will contribute to the successful delivery of projects within established timelines, budgets, and quality standards. This position requires exceptional organizational skills, a strong attention to detail, and the ability to collaborate effectively with team members and various stakeholders.
Responsibilities:
1. Assist in conducting research and analysis to identify potential real estate development opportunities, including market trends, property values, and demographic data.
2. Collaborate with the Real Estate Development team in preparing feasibility studies, financial models, and project proposals.
3. Assist in preparing and maintaining project schedules to ensure timely completion of tasks and deliverables.
4. Support the coordination of due diligence efforts, including property inspections, surveys, environmental assessments, and zoning compliance.
5. Assist in preparing and submitting applications for necessary permits, entitlements, and approvals from relevant authorities.
6. Support the review and negotiation of contracts, agreements, and leases with vendors, consultants, contractors, and other stakeholders.
7. Assist in overseeing construction projects, coordinating with contractors and consultants to ensure adherence to project specifications, budget, and timelines.
8. Collaborate with the marketing team to develop effective strategies for promoting and leasing properties.
9. Assist in tracking project expenses, budgets, and financial performance, ensuring compliance with approved budgets.
10. Support the preparation of progress reports, presentations, and other project-related documentation for internal and external stakeholders.
11. Keep abreast of industry trends, regulations, and emerging technologies related to real estate development.
Qualifications:
1. Bachelor's degree in Real Estate, Urban Planning, Construction Management, or a related field.
2. Proven experience in real estate development or a related role within the real estate industry.
3. Strong analytical and problem-solving skills, with the ability to gather and interpret data to support decision-making.
4. Excellent organizational skills, with the ability to manage multiple projects simultaneously and prioritize tasks effectively.
5. Proficiency in financial modeling and analysis, including cash flow projections, ROI calculations, and feasibility studies.
6. Knowledge of local zoning regulations, building codes, and land use policies.
7. Strong communication skills, both written and verbal, with the ability to effectively collaborate with internal and external stakeholders.
8. Proficient in using project management tools and software to track and manage project progress.
9. Ability to work independently, take initiative, and demonstrate a high level of accountability.
10. Detail-oriented with a strong focus on accuracy and quality of work.
