Job Summary:
The Real Estate Development Manager is responsible for overseeing and managing all aspects of real estate development projects. This role requires strong leadership, exceptional project management skills, and in-depth knowledge of the real estate industry. The Real Estate Development Manager will work closely with internal teams, external stakeholders, and contractors to ensure the successful execution of development projects from initiation to completion.
Key Responsibilities:
1. Project Management:
- Plan, coordinate, and manage real estate development projects, including budgeting, scheduling, and resource allocation.
- Oversee the project team's activities, ensuring adherence to project timelines, objectives, and quality standards.
- Collaborate with internal and external stakeholders to define project requirements, objectives, and deliverables.
- Monitor project progress, identify and mitigate risks, and resolve any issues or conflicts that may arise.
2. Site Selection and Due Diligence:
- Conduct thorough market research to identify potential development opportunities and assess their feasibility.
- Evaluate prospective sites, analyzing factors such as zoning regulations, environmental impact, and market demand.
- Collaborate with legal, finance, and other relevant teams to conduct due diligence on potential acquisitions.
3. Financial Analysis and Budgeting:
- Develop financial models to evaluate project feasibility, including cost estimates, return on investment, and financial projections.
- Prepare and manage project budgets, ensuring compliance with financial goals and objectives.
- Monitor project expenses and cash flow, identifying areas for cost optimization and efficiency improvement.
4. Permitting and Compliance:
- Coordinate with local authorities, government agencies, and regulatory bodies to obtain necessary permits and ensure compliance with regulations.
- Oversee the preparation of permit applications and manage the permit approval process.
- Stay updated on local building codes, zoning regulations, and other legal requirements relevant to real estate development.
5. Team Leadership:
- Provide guidance, coaching, and support to the project team, fostering a collaborative and high-performance work environment.
- Collaborate with internal departments and external consultants to ensure effective coordination and communication throughout the project lifecycle.
- Manage and negotiate contracts with external vendors, suppliers, and contractors.
Qualifications and Skills:
- Bachelor's degree in Real Estate, Business Administration, Civil Engineering, or a related field.
- Proven experience of at least 5 years in real estate development, including successful management of development projects.
- Strong knowledge of real estate market dynamics, including market analysis, trends, and regulations.
- Proficiency in financial analysis, budgeting, and project management tools and techniques.
- Excellent leadership and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
- Strong problem-solving and decision-making abilities, with a proactive and results-oriented approach.
- Exceptional communication skills, both written and verbal.
- Ability to adapt to changing priorities and work under tight deadlines.
- Solid understanding of construction processes, building codes, and permitting procedures.
