Job Summary:
The Real Estate Developer is responsible for leading and managing real estate development projects from concept to completion. This role requires extensive knowledge of the real estate industry, excellent project management skills, and the ability to work collaboratively with various stakeholders. The Real Estate Developer will oversee all aspects of the development process, including site selection, acquisition, financing, design, construction, and leasing or sales.
Key Responsibilities:
1. Conduct thorough market research to identify potential development opportunities and assess their feasibility.
2. Collaborate with the Director of Real Estate Development to define project objectives, budgets, and timelines.
3. Identify and negotiate the acquisition of suitable properties or land for development.
4. Develop and maintain relationships with key stakeholders, including architects, engineers, contractors, government officials, and community members.
5. Coordinate and manage the design process, ensuring that architectural plans and specifications meet project requirements and comply with local regulations.
6. Oversee the construction phase, including contractor selection, cost control, quality assurance, and adherence to project schedules.
7. Manage project budgets and financial models, ensuring profitability and cost-effectiveness throughout the development process.
8. Conduct regular site visits to monitor progress, address any issues or concerns, and ensure compliance with approved plans.
9. Collaborate with the marketing and sales teams to develop comprehensive strategies for leasing or selling completed projects.
10. Stay updated on current industry trends, regulations, and market conditions to identify potential risks and opportunities.
Required Skills and Qualifications:
1. Bachelor's degree in Real Estate, Architecture, Engineering, Finance, or a related field. A Master's degree is preferred.
2. Proven experience as a Real Estate Developer or in a similar role, with a strong portfolio of successful development projects.
3. In-depth knowledge of real estate development principles, practices, and regulations.
4. Strong financial acumen and the ability to analyze complex financial models.
5. Exceptional project management skills, including the ability to prioritize tasks, meet deadlines, and manage resources effectively.
6. Excellent negotiation and communication skills, with the ability to build and maintain relationships with diverse stakeholders.
7. Proficient in using relevant software applications, including project management tools, financial modeling software, and Microsoft Office suite.
8. Strong problem-solving and critical-thinking abilities, with a keen attention to detail.
9. Ability to work independently and make sound decisions while considering the broader organizational goals.
10. Familiarity with sustainable development practices and green building certifications is a plus.
