Job Description: Commercial Property Manager
Position Overview:
The Commercial Property Manager is responsible for overseeing the day-to-day operations and management of commercial properties within our real estate and property management portfolio. This role requires a skilled professional with exceptional organizational, communication, and problem-solving abilities.
Key Responsibilities:
1. Manage commercial properties:
a. Oversee the overall management and administration of assigned commercial properties.
b. Ensure compliance with legal, safety, and environmental regulations.
c. Develop and implement property-specific strategies to maximize occupancy rates, rental income, and tenant satisfaction.
d. Conduct regular property inspections and address maintenance and repair issues promptly.
e. Monitor and manage tenant lease agreements, renewals, and terminations.
f. Collaborate with leasing teams to attract and secure new tenants.
2. Tenant relations and customer service:
a. Foster positive relationships with tenants, addressing their inquiries, concerns, and complaints efficiently and professionally.
b. Ensure tenant satisfaction by addressing maintenance requests, resolving disputes, and providing exceptional customer service.
c. Conduct regular meetings and communications with tenants to ensure their needs are being met.
3. Financial management:
a. Prepare and manage property budgets, ensuring expenses are within approved limits.
b. Collect rent and other income from tenants, ensuring timely payments and accuracy.
c. Review and approve invoices and expenses related to property operations.
d. Monitor and analyze financial performance, prepare financial reports for management, and propose strategies to optimize property profitability.
4. Vendor and contractor management:
a. Select, contract, and supervise vendors, contractors, and service providers.
b. Negotiate contracts and oversee the quality and timeliness of services delivered.
c. Manage vendor relationships, ensuring compliance with contractual obligations.
Required Skills and Qualifications:
1. Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).
2. Proven experience in commercial property management or a related role.
3. Solid understanding of property management principles, practices, and legal requirements.
4. Excellent communication skills, both verbal and written, with the ability to effectively interact with tenants, vendors, and internal teams.
5. Exceptional organizational and time management abilities, with the capacity to handle multiple tasks and prioritize effectively.
6. Strong problem-solving and decision-making skills, with the ability to analyze complex situations and provide practical solutions.
7. Proficiency in property management software and MS Office Suite.
8. Demonstrated financial management capabilities, including budgeting, financial analysis, and reporting.
9. Strong negotiation and contract management skills.
10. Attention to detail, accuracy, and a commitment to delivering high-quality work.
11. Ability to work independently, as well as collaboratively within a team.
