Job Summary:
The Property Management Finance Manager is responsible for overseeing and managing the financial operations of the property management division within the real estate and property management organization. This role involves ensuring accurate and timely financial reporting, budgeting, forecasting, and analysis, while maintaining compliance with regulatory requirements and industry standards.
Responsibilities:
1. Develop and implement financial strategies and policies to support the property management division's goals and objectives.
2. Manage the financial planning, budgeting, and forecasting processes for the property management division.
3. Monitor and analyze financial performance, identifying key trends, risks, and opportunities.
4. Prepare and present accurate financial reports, including balance sheets, income statements, cash flow statements, and variance analysis.
5. Collaborate with cross-functional teams to ensure accurate and timely completion of financial transactions, including rent collection, invoicing, and vendor payments.
6. Oversee the preparation and submission of property tax returns, ensuring compliance with relevant tax laws and regulations.
7. Develop and maintain strong relationships with external stakeholders, such as lenders, auditors, and tax advisors.
8. Manage the property management division's financial systems and processes, identifying areas for improvement and implementing necessary changes.
9. Stay updated on industry trends, best practices, and regulatory changes related to property management finance.
10. Provide guidance and support to the property management team on financial matters, fostering a culture of financial accountability and cost management.
11. Ensure compliance with internal controls, policies, and procedures, and participate in internal and external audits.
Qualifications and Skills:
1. Bachelor's degree in Finance, Accounting, or a related field.
2. Proven experience of at least 5 years in property management finance, including financial planning, budgeting, and analysis.
3. Strong knowledge of accounting principles, financial regulations, and industry standards related to property management.
4. Proficient in financial management software and tools, with advanced skills in Microsoft Excel.
5. Excellent analytical and problem-solving skills, with the ability to interpret complex financial data and provide meaningful insights.
6. Strong attention to detail and accuracy, with the ability to work under tight deadlines.
7. Exceptional communication and presentation skills, with the ability to effectively convey financial information to both finance and non-finance stakeholders.
8. Demonstrated leadership abilities, with the capacity to manage and motivate a team.
9. Ability to adapt to changing priorities and work independently in a fast-paced environment.
10. Knowledge of property management software and systems is preferred.
