Job Description: Property Management Maintenance Technician
Position Overview:
The Property Management Maintenance Technician is responsible for ensuring the efficient and effective maintenance and repair of residential and commercial properties managed by the company. This role requires a high level of technical proficiency and the ability to handle multiple maintenance requests simultaneously. The Maintenance Technician will work closely with the Property Manager to ensure that properties are well-maintained and meet the highest standards of safety and functionality.
Responsibilities:
1. Conduct regular inspections and maintenance of assigned properties, including plumbing, electrical systems, HVAC, and other equipment.
2. Perform routine maintenance tasks, such as painting, carpentry, and landscaping, to ensure the properties are visually appealing and in good condition.
3. Respond promptly to maintenance requests, prioritize and resolve issues efficiently, and ensure timely completion of work orders.
4. Diagnose and repair mechanical, electrical, and plumbing systems, and troubleshoot any related problems.
5. Coordinate and oversee the work of external contractors and vendors, ensuring their compliance with safety and quality standards.
6. Maintain accurate records of all maintenance activities, including work orders, repairs, and expenses incurred.
7. Conduct regular inspections to identify potential safety hazards and address them promptly to ensure compliance with building and safety codes.
8. Assist in the preparation of vacant units for new tenants, including cleaning, repairs, and maintenance as required.
9. Monitor and report on the inventory of maintenance supplies and equipment, ensuring their availability for timely repairs and replacements.
10. Adhere to all company policies and procedures, including safety guidelines and regulations, while performing maintenance tasks.
Qualifications:
1. High school diploma or equivalent.
2. Minimum of 2 years of experience in property maintenance or a related field.
3. Strong knowledge and experience in electrical, plumbing, and HVAC systems.
4. Proficient in using various tools and equipment required for property maintenance.
5. Basic knowledge of building codes, safety regulations, and maintenance practices.
6. Excellent problem-solving skills and the ability to troubleshoot and diagnose maintenance issues.
7. Strong organizational skills and the ability to manage multiple tasks and priorities.
8. Effective communication skills, both verbal and written.
9. Ability to work independently and collaboratively as part of a team.
10. Valid driver's license and reliable transportation.
11. Ability to lift heavy objects, climb ladders, and perform physically demanding tasks.
12. Availability to work flexible hours, including evenings, weekends, and holidays, as needed.
