Job Description: Property Management Leasing Agent
Position Overview:
The Property Management Leasing Agent is responsible for assisting in the leasing and management of residential and commercial properties. This role requires strong customer service skills, excellent communication abilities, and a thorough understanding of real estate leasing and property management processes. The Leasing Agent will work closely with property owners, tenants, and various internal and external stakeholders to ensure efficient property leasing and maintenance operations.
Key Responsibilities:
1. Conduct property showings to prospective tenants, highlighting key features and benefits of available properties.
2. Respond to leasing inquiries promptly and provide accurate information to potential tenants regarding property availability, rental terms, and application processes.
3. Screen and qualify prospective tenants by conducting background checks, credit checks, and verifying employment and rental histories.
4. Prepare and execute lease agreements, ensuring compliance with legal and company policies.
5. Coordinate move-in and move-out processes, including property inspections, lease signing, key exchange, and security deposit handling.
6. Address tenant concerns, maintenance requests, and resolve any issues in a timely and satisfactory manner.
7. Conduct regular property inspections to ensure compliance with lease agreements and identify any required maintenance or repairs.
8. Collaborate with the property management team to develop and implement effective marketing strategies to attract and retain tenants.
9. Maintain accurate and up-to-date records of property listings, tenant interactions, leases, maintenance requests, and other relevant documentation.
10. Stay informed about market trends, rental rates, and competitor activities to make data-driven decisions and optimize property occupancy and profitability.
Required Skills and Qualifications:
1. High school diploma or equivalent; additional certifications or education in real estate or property management is preferred.
2. Proven experience in property management or real estate leasing.
3. In-depth knowledge of local and state rental laws, fair housing regulations, and property management best practices.
4. Strong interpersonal and communication skills to effectively interact with tenants, property owners, and other stakeholders.
5. Excellent organizational and time management abilities to handle multiple tasks and prioritize responsibilities.
6. Proficient computer skills, including experience with property management software, Microsoft Office Suite, and online advertising platforms.
7. Attention to detail and ability to accurately handle financial transactions, record keeping, and lease documentation.
8. Demonstrated problem-solving skills and ability to handle conflicts or difficult situations with professionalism and empathy.
9. Flexibility to work evenings or weekends, as needed, to accommodate property showings and tenant requests.
10. Valid driver's license and reliable transportation to travel between properties.
