Job Summary:
The Property Management Accountant is responsible for managing and overseeing financial activities related to property management operations. This role involves maintaining accurate financial records, preparing financial statements, and analyzing financial data to support decision-making processes. The Property Management Accountant works closely with cross-functional teams, property managers, and vendors to ensure financial integrity and compliance.
Key Responsibilities:
1. Prepare and analyze monthly, quarterly, and annual financial reports, including income statements, balance sheets, and cash flow statements.
2. Review and reconcile property management financial transactions, ensuring accuracy and adherence to established guidelines.
3. Monitor and report on property financial performance, identifying trends, risks, and opportunities.
4. Maintain general ledger accounts and perform monthly account reconciliations.
5. Prepare and submit accurate and timely property management invoices, including rent and utilities.
6. Assist in budgeting and forecasting processes for property management operations.
7. Collaborate with property managers to review and analyze property-level financial data.
8. Coordinate with internal and external auditors during financial audits and provide necessary documentation.
9. Ensure compliance with applicable accounting principles, regulations, and company policies.
10. Develop and implement internal controls to safeguard financial assets and mitigate risks.
11. Participate in the implementation and enhancement of property management accounting systems and procedures.
12. Provide financial analysis and support for property acquisition, disposition, and renovation projects.
13. Respond to inquiries and provide guidance on financial matters to property management teams and stakeholders.
14. Stay updated with industry trends, best practices, and regulations related to property management accounting.
15. Collaborate with cross-functional teams, including finance, operations, and legal, to resolve financial and operational issues.
Required Skills and Qualifications:
1. Bachelor's degree in Accounting, Finance, or related field.
2. Professional certification such as Certified Public Accountant (CPA) or Certified Management Accountant (CMA) is preferred.
3. Minimum of 3 years of experience in property management accounting or related field.
4. Strong knowledge of Generally Accepted Accounting Principles (GAAP) and financial reporting standards.
5. Proficiency in property management accounting software and ERP systems.
6. Excellent analytical and problem-solving skills, with the ability to interpret financial data and trends.
7. Attention to detail and accuracy in financial record-keeping and reporting.
8. Strong organizational and time management skills, with the ability to prioritize and meet deadlines.
9. Excellent verbal and written communication skills, with the ability to effectively communicate complex financial information.
10. Ability to work collaboratively in a team environment and build effective relationships with stakeholders.
11. Proficiency in Microsoft Office Suite, particularly Excel and financial modeling.
12. Knowledge of property management regulations, lease agreements, and industry practices.
13. Ability to maintain confidentiality and handle sensitive financial information.
14. Strong work ethic and commitment to delivering high-quality results.
15. Flexibility to adapt to changing priorities and business needs.
