Job Description: Property Manager
Position Overview:
We are seeking a highly responsible and experienced Property Manager to oversee the daily operations and management of our real estate and property portfolio. The Property Manager will be responsible for maintaining and enhancing the value of our properties while ensuring a positive living and working environment for tenants and clients. The ideal candidate will possess exceptional organizational, communication, and leadership skills, along with a solid understanding of property management principles and practices.
Responsibilities:
1. Oversee the day-to-day operations of the assigned properties, ensuring their efficient and smooth functioning.
2. Develop and implement property management plans, policies, and procedures to ensure compliance with local laws and regulations.
3. Maintain regular communication with property owners, tenants, vendors, and contractors to address any concerns, resolve issues, and ensure tenant satisfaction.
4. Conduct regular property inspections, identifying and addressing maintenance, safety, and repair needs promptly.
5. Manage tenant relations, including addressing complaints, handling lease renewals, negotiating lease terms, and managing tenant move-ins and move-outs.
6. Collect and process rent payments, ensuring accuracy and timeliness, and taking appropriate action for any delinquencies.
7. Prepare and manage property budgets, ensuring financial goals are met, expenses are controlled, and financial reports are accurate and delivered on time.
8. Collaborate with marketing and leasing teams to develop and implement strategies to attract and retain tenants, including conducting market analysis and setting rental rates.
9. Stay updated on local real estate market trends, property management regulations, and industry best practices.
10. Supervise property maintenance staff, contractors, and vendors, ensuring their work aligns with quality standards, timelines, and budget requirements.
11. Maintain accurate records of property operations, leases, inspections, maintenance, and financial transactions.
Qualifications:
1. Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).
2. Proven experience of X years as a Property Manager or in a similar role within the real estate and property management industry.
3. Strong knowledge of property management principles, landlord-tenant laws, and fair housing regulations.
4. Excellent communication and interpersonal skills to effectively interact with a diverse range of individuals, including property owners, tenants, and staff.
5. Exceptional organizational and time management abilities to handle multiple tasks, prioritize responsibilities, and meet deadlines.
6. Proficiency in property management software and relevant computer applications.
7. Demonstrated financial acumen and experience in budgeting, financial reporting, and expense control.
8. Ability to analyze market conditions, evaluate property performance, and make recommendations for improvements.
9. Strong problem-solving and decision-making skills to address complex issues and make sound judgments.
10. Proactive approach to identify potential risks, resolve conflicts, and implement preventative measures.
11. Valid driver's license and reliable transportation for property visits and inspections (if applicable).
